Shingles

The shingles on your roof can be damaged during the long cold winter months, so start your roof inspection with a shingle check. From the ground, examine roof shingles to see if any were lost or damaged during winter. If your home has an older roof covering, you may want to plan a budget for eventual replacement.  As always, be careful when walking on your rooftop, we recommend hiring a professional to review the condition of shingles for you.

Shingles are one of the least-durable roofing materials, so over the years it is not unheard of for them to curl, split, crack or just totally missing. Fixing a couple shingles here and there is simple and relatively inexpensive, but if more than 30% of the material is damaged a roof replacement is the more cost effective answer.

Partial reroofs can become problematic because all roofing layers must be removed to avoid an uneven and lopsided roof. This means increased labor costs, but only part of your roof is being replaced, so going for the entire replacement is usually less hassle and worth the money you'll spend.

Moisture Damage

 Checking for moisture damage can be simple and easy. First, walk around your home and check for moisture marks. This may be anything from small brown stains to peeling paint. If you spot a moisture mark that leads to a small leak, a short-term repair is most likely all you need. However, if there is extensive damage to the roof or ceiling, such as mold or mildew growth, a full replacement is needed. Leaks often occur around plumbing/roof vents, chimneys or anything that projects through the roof, so check these areas first. From the inside of your house, check for water stains or mold around light fixtures and ceiling fans, as water tends to run to openings in the ceiling's vapor barrier.

Gutters

Don't forget to check your gutters. Plan to clean out all roof drains and gutters in early summer, right after all of the flowers have fully blossomed. If your roof has any moss buildup then we recommend applying a roof moss killer and sweeping off the dead moss.

If your gutters are hanging loose, they may be creating problems for your entire roof system. Secure gutters and check for any holes or creases that may be letting water seep in. Clean your gutters at the start of the summer, after springtime flowers have fully blossomed.

Attic

A brief check of your home's attic is essential to good roof maintenance. Summer time heat will gather in the attic and be absorbed by roofing materials. Make sure that your attic has proper ventilation in place, to avoid extra heat absorption. All of the ventilation systems should be clear of any blockages and allow enough air for your roof to breath.

While it is possible to complete a lot of basic roof repair on your own, do not be tempted to do the same with major problems. For major problems, make a plan to contact your insurer as well as your residential roofing company or local roofing and siding contractors as soon as possible. Your insurer will cover most repair cost (or the roof replacement cost, minus your deductible) as long as you have conducted regular roof maintenance.
