How do you know when your roof is in danger? Here are our 7 signs of a bad roof:
Bad Shingles
Damaged shingles make for a bad roof and a bad headache. If you notice that the shingles on your roof are starting to turn upwards or have wavy edges, then they have reached the end of their life. If you notice any cracking or blistering shingles, especially in areas where the roof is most exposed to sun, then it’s time to have a professional investigate the roof. A shingle that is in good condition will be pliable and bendy, not brittle or easy to break. Of course, the lifespan of shingles depending highly upon the environment. If you live in CT or New England, then the average roof life will be 5 to 10 years less than a roof in a milder climate.
Algae
Algae isn’t just found in the ocean. There are many causes for roof stains or discolorations, and often times algae is the main culprit. While mold or algae don’t necessarily indicate that your roof is in terrible shape, they usually indicate that the roofing insulation is inadequate.
Water Stains
Stains inside the attic of your home are a good indication that there is a leak in the roof. Monitor these stains to see if they are part of a large problem, like moldy or wet insulation due to bad shingles. Water spots left unattened on the ceilings in your home means that you could have structural damage or mold problems.
Asphalt Shingle Granules in the Gutters
Have you ever noticed the little bits of granules that cover the shingles on your home? These granules protect the shingles from the sun, help maintain the color of your roof, and repel water. If your gutters are full of these granules then the shingles are no longer protecting your roof the way they should be.
Old Age
Chances are that if your roof is more than 20 years old, then you are probably due for a roof replacement. Always make sure you know the age and condition of the roof before you buy a new home. Younger roofs can also fail, so make sure to check your roof at least once a year.
Loose or Exposed Nails
Loose nails, or exposed nails, can lead to leaks in the roof.
Sagging
If you see sagging either on the ridges or the center of the roof, then it’s time to call the roofer. If you have a sagging roof it is because the shingles are most likely damaged and rotted.
