Annual Home Preventative Care Maintenance Checklist
Inspect for signs of termites and wood decay or water penetration
Call, service or inspect your Sub pump
Check grading of home to assure water will drain AWAY from the foundation
Check basement for dampness, leaking and water marks from water accumulating @ foundation
Doors and Windows
Check doors and windows and trim for finish failure
Check glazed open or loose putty or cracks in caulking or any seals
Check for broken glass and damaged screens
Lubricate window hardware
Are windows accumulating condensation/moisture
Check weather-stripping for damage, tightness of fit
Check caulking in doors, windows and other openings between different materials
Any wood rot, caulk rot or weather stripping rot
Exterior Walls
Check masonry for cracks and loose joints or rot
Check painted surfaces for paint failure
Check siding and trim for damage or decay, cracks, gaps, softness. Is it pulling away from house?
Check all trim for tightness of fit and caulk seal
Roofing
Check for damaged or loose shingles
Check crawl space/underside of roof for water stains, dampness or sunlight peeking through (holes)
Recognize that holes, seals and any flashing from equipment such as skylights, solar panels, tv dishes, should be checked and rated for condition
Check for damaged flashings around vents and chimneys or cracks
Is the skylight functioning properly? Is the glass and seal still in good condition?
Check for damaged gutters, downspouts hangers and splash blocks
Clean gutters twice a year at the end of spring and end of fall before first snow
Inspect roof and chimney caps, flashings and housings
Evaluate roof for future replacement
