There are several ways that you can add rooms on to your home, but the most common methods are building out and building up. What your contractor and you decide to do is usually determined by the purpose of the new room. For instance, kitchens are usually build outward, while bedrooms are often added onto a second story. However, there are often several ways to build an addition, so it’s important to consider all the pros and cons of each remodel option.

Out, Up or Down?
Most home additions involve increasing the ground floor space, mostly because most of the add-ons are lounging spaces like living rooms or sunrooms. A huge determining factor of deciding to expand your home vertically or horizontally is if you even have space for it. Quite unlike vertical additions, horizontal additions are limited by how much yard space you have around you and if you are willing to give up that room. If your home is constrained by space then building up is often the best option for you. A great alternative to first and second story renovations is a basement remodel. Often, most homes have unfinished basements that are used for useless storage. Cleaning and renovating this space saves on personal hassle and costs.

Calculate the Cost
You additionally need to consider the cost of each, as constructing a new room on the second floor is usually more expensive than a first floor addition. Adding a second story means that there will be more work needed to alter the foundation, reinforce walls and change plumbing and heating and cooling duct routes. Obviously, the cheapest route is usually remodeling a basement, since you don’t have to modify any interior structure, just simply add or remove walls where needed.

  • Bump-Outs: A bump-out addition is a cheaper way to add new space to your home and it is much more gentler on your wallet. A bump-out is a small area that is built off the side of a building on the first or second floor. Generally, they are smaller areas instead of entire rooms but are a great way to increase your square footage without breaking the bank. Ideas for these rooms include kitchen banquettes, a reading room, bay and bow window areas, and walk-in closets.
  • Pool house or sunroom: Building one of these options is a great way to create a friendly gathering space in your backyard. They offer an easy transition from indoors to outdoors, as they often provide the comforts of being indoors while enjoying the light and warmth of the outdoors. Skylights and large glass-paned patio doors let the light pour in while blocking unwanted summer heat from entering the room, making it a comfortable space to sit back and relax.
  • Coffee room and breakfast nook: An inviting small room with plenty of windows is a excellent way to enjoy the sunrise every morning. A wrap-around nook or small banquettes seating area are often the most popular design choices here. You can also add even more space for random storage by purchasing a seating bench that doubles as a trunk.
